Tenant Benefits Package

At Roost Real Estate Group, we want to make renting as convenient and hassle-free as possible. Our Tenant Benefits Package brings together helpful services, maintenance benefits, fee waivers, and online tools for our residents.


The Tenant Benefits Package is $25 per month, per tenant, and is included as part of the lease.


Your Tenant Benefits Package includes:

  • Valet Trash Service — Scheduled trash pickup directly from outside your door at participating properties.
  • 24/7 Maintenance Support — Access to a live person after hours for maintenance emergencies, along with routine property inspections and quality-focused repairs.
  • Free Maintenance Items — Replacement of smoke detector batteries, thermostat batteries, coded door-knob batteries, light bulbs, and HVAC air filters.
  • One-Time Fee Waivers — Waivers are available for certain charges, including toilet or disposal unclog fees, late fees, NSF fees, and qualifying key replacement or key-code reset fees.
  • Protected Security Deposit — Security deposits are held in an FDIC-insured bank, with additional protections as outlined in your lease.
  • General Pest Control — One general pest-control visit upon request. Certain infestations, including termites, roaches, and bed bugs, are excluded.
  • Third-Party Guarantor Program — Qualifying applicants without a co-signer or guarantor may have access to a third-party guarantor option.
  • Credit Reporting — Tenant payments are reported to credit companies, helping residents build positive credit history through on-time payments.
  • After-Hours Move-In — An after-hours key pickup option is available when your move-in occurs while our office is closed.
  • Online Resident Portal — Submit maintenance requests, make online payments, and access tenant documents electronically.
  • Renewal Benefits — Access to additional renewal discounts and promotions when available.

Tenant Waiver Form

Submit your signed waiver form to redeem your one-time fee waiver. Each charge type is eligible for one waiver only, and credits will appear in your tenant portal within 30 days of submission.
